Expert Timber Floor Restoration with Water-Based Polyurethane: Tailored, Matt Finish Renovation

In a testament to quality craftsmanship and enduring partnerships, MyFlooring recently completed a refinishing project in collaboration with one of our long-standing builder clients. This residence features a striking wood composition: Rimu Pine across the front living areas and Tassie Oak at the rear—each with their own unique character and care requirements.

Upon initial inspection, we identified two distinct conditions affecting the floors:

• Moisture-damaged sections where the timber’s integrity was compromised and sanding alone could not restore the surface.

• Elsewhere, light scratches and wear were present—ideal candidates for a meticulous sanding and polishing treatment.

Before we could begin the magic of finishing, we had to address the floors' condition. Much of the timber had accumulated minor scratches and scuffs over time, which were easily and effectively resolved through professional sanding and polishing. However, there were certain areas that had suffered from moisture damage. We informed the builder that while sanding would improve the appearance, some deep-seated discolouration from the moisture could not be completely removed. This is a crucial point of professional transparency—certain damage, if it has penetrated deep into the timber, cannot be reversed by sanding alone.

In the remainder of the space, we performed expert sanding and polishing, preparing the floor for its ultimate transformation. We applied a water-based polyurethane, known for its low-VOC formula, environmental friendliness, and ability to accentuate wood grain while protecting against future wear. To align with the client’s look and lifestyle preference, the finish was delivered in a refined matte sheen—inviting and resistant to glare, while still showcasing the natural beauty of both Rimu Pine and Tassie Oak.
