Water-Based Polyurethane:

Dries much faster, often allowing for multiple coats in a single day. Crucially, it is non-yellowing, meaning it preserves the timber's natural colour (or any prior bleaching/liming) and won't impart an amber hue over time. It generally offers a clearer, more modern finish. Modern professional-grade two-component (2K) water-based polyurethanes now offer excellent abrasion resistance comparable to, or even surpassing, traditional solvent-based options.
Cons: Can sometimes raise the timber grain slightly on the first coat, which is usually addressed by a light buffing between coats.
Solvent-Based (Oil-Modified) Polyurethane:
Pros: Historically known for their robust durability and a deep, rich ambering effect that intensifies over time, which some homeowners prefer for a traditional aesthetic.
Cons: High VOC content, leading to strong, lingering odours that require extensive ventilation and longer periods away from the home. Much longer drying times between coats. The significant yellowing over time can dramatically alter the timber's original colour. Less environmentally friendly.

Maintenance & Repairability (Polyurethane vs. Oil):
Traditional polyurethane (both water and solvent-based) forms a protective film on top of the timber. While durable, deep scratches or extensive damage typically require a full re-sanding and re-coating of the affected area or room for a seamless repair.
Alternatively, penetrating oils like Rubio Monocoat (while not a polyurethane) offer excellent spot repairability. They saturate the wood fibres rather than forming a surface film. If a section is damaged, it can often be cleaned and re-oiled locally without extensive sanding of the entire floor, which can extend the floor's life indefinitely without full re-sands. This is a key advantage for some homeowners who prefer a more organic feel and easier maintenance.
