It offers a very low-sheen, natural appearance, making the floor look almost like raw timber. It's excellent at hiding dust, minor scratches, and imperfections, making it a great choice for low-maintenance timber floors.

      • Satin (Low Sheen): The most popular choice, offering a subtle, soft glow without being overly reflective. It's versatile, complements a wide range of styles, and is practical for busy homes as it conceals minor wear better than higher gloss options.

      • Semi-Gloss: Provides a noticeable shine, reflecting more light and creating a more polished, traditional look.

      • High-Gloss: The most reflective finish, offering a dramatic, mirror-like shine. While elegant, it shows every speck of dust, scratch, and imperfection, making it higher maintenance and best suited for very low-traffic areas.

    • Colour & Warmth:

      • Clear/Non-Yellowing: If you want your timber to retain its natural light colour (e.g., for lightened Jarrah or Spotted Gum, or for Scandinavian and Hamptons styles), a non-yellowing finish is essential. Water-based polyurethanes are ideal for this.

      • Ambering/Warming: Some oil/wax finishes like Rubio Monocoat can subtly enhance the timber's natural colour and warmth without the strong yellowing effect of older oil-based polyurethanes. This provides a rich, natural depth.

  2. Durability & Traffic: How Much Wear Will Your Floor See?

    • High-Traffic Areas: For busy households with kids, pets, or commercial spaces, you need a highly durable finish.

    • Water-based Polyurethane: Offers very good durability, is highly resistant to scratches and wear once fully cured. It's a top choice for high-traffic residential areas and a great hard-wearing timber floor finish. It forms a protective layer on top of the wood.

    • Natural Oils (e.g., Rubio Monocoat): These finishes protect by penetrating and hardening the top fibres of the timber, rather than forming a surface film. They offer excellent natural protection and are highly resistant to water and daily wear. While they may not have the "plastic" feel of some polyurethanes, their unique protection makes them incredibly robust in everyday use.

  3. Maintenance & Repair: How Much Upkeep Are You Willing To Do?

    • Low Maintenance (Day-to-Day): Both water-based polyurethanes (especially matte/satin) and oil/wax finishes are relatively easy to maintain daily with appropriate timber floor cleaners.

    • Repairability:

      • Water-based Polyurethane: If a polyurethane-coated floor gets a deep scratch or isolated damage, it's often difficult to repair just that spot seamlessly. For larger damage, a full recoat or even re-sanding of the entire area might be needed to maintain a uniform appearance.

      • Natural Oils (e.g., Rubio Monocoat): This is a significant advantage! These finishes are excellent for spot repair. If a section gets damaged, it can often be cleaned, lightly sanded (if needed), and re-oiled in that specific area without needing to redo the entire floor. This makes them incredibly appealing for busy homes and long-term convenience.

  4. Health & Environment: What Are Your Priorities?

    • Low VOC / Eco-Friendly:

      • Water-based Polyurethane: These finishes are significantly lower in Volatile Organic Compounds (VOCs), meaning less odour during application and minimal off-gassing post-cure. They contribute to better indoor air quality and are an excellent choice for health-conscious homes.

      • Natural Oils (e.g., Rubio Monocoat): These are often among the most eco-friendly timber floor finishes available. Rubio Monocoat, for instance, is known for its zero VOC formulation, being plant-based, and requiring only a single coat, making it extremely environmentally friendly. It's an excellent choice for those seeking a truly non-toxic floor finish.
